As a homeowner, there is so much you need to be checking regularly. One of those things is your roof, especially as seasons change and before extreme weather (if you know it’s coming) and afterward. Unless you have some rather obvious damage and know your roof needs to be replaced, how do you know when it is time to get a new roof instead of just have it repaired?
Here are some things that you can look for to know when it is time for a new roof:
- Sagging roof- If you can see that your roof is sagging at all, there is a lot of damage that cannot be fixed. Sagging is caused by moisture that has been trapped and has rotted away boards on your roof.
- Mold, fungi, and moss– If any of those are present on your roof in large quantities, then there is likely damage from trapped moisture.
- Water damage in on your ceiling or attic– If you notice peeling paint, grey, yellow or brown spots, or any indication of moisture in either of these areas, then there is likely damage to your roof.
- The age of your home– If your home was built more than 20 years or so ago, it may be time for a new roof, depending on the material on your roof. Asphalt shingles do not last as long as clay tiles or metal roofs.
- Cooling bills– If you have a hard time keeping your home cool during the hot summer months, you may have some roof damage that is causing the cool air to leak out.
